What Padre Island does to a window
North Padre Island is a barrier island, and nothing on it is more than a few blocks from salt water. The Gulf is on the east side past the dunes, the Laguna Madre is on the west, and the Padre Isles canals thread through the middle. The southeast wind comes across the beach with nothing to slow it down, and it lays salt on the Gulf-facing glass along Windward Drive and Whitecap Boulevard within a week or two. On the canal homes it lands on the windows and the sliders facing the water, and the spray off the canal on a windy afternoon adds a second layer that dries in streaks.
Sand is the other constant. The dunes along the National Seashore feed a fine sand that rides the wind up Park Road 22 and settles in tracks, screens and on sills across the whole island. Mixed with the humidity it becomes a grit that scratches if it is wiped dry. Canal-front homes in Padre Isles have long runs of sliding glass to the boat dock, and those tracks fill faster than anywhere else we work. Homes near Packery Channel and the marina pick up boat exhaust on top of the salt. Sprinklers on the island run on the same hard city water as the mainland, and the mineral spots show up fast on the lower panes.
Most Padre Island homes do best on a plan that visits every month or two, with the inside glass done once a year. Homes a few streets off the water, on the inland side of Park Road 22, can usually hold a quarterly schedule. Rental owners have us time the first clean of the year for just before spring break and again before the summer season. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned on Padre Island?
Every month or two for canal-front and Gulf-facing homes, because the salt comes back within weeks. Homes on the inland side of Park Road 22 can usually hold a quarterly schedule. Most people have the inside glass done once a year.
Can you clean the sliders and glass facing the canal?
Yes. We clean the canal-side glass from the dock or seawall and clear the slider tracks, which fill with sand faster than any other part of the house. If the dock is shared or gated, tell us on the quote form and we will sort out access.
Do you clean vacation rentals between guests?
Yes. Many of our Padre Island plans are on rental homes and condos. We work around the turnover calendar, and your property manager can be the contact for access and the text before each visit.
